The ten steps
- Know your equity. A clear, honest number for what your home is worth and how much of it could realistically be put to work.
- Put idle equity to work. How the equity you already have could fund a first rental property, without selling the home you live in.
- Find the right property. What to look for and what to avoid, with live reviews of real deals in your sessions.
- Run the numbers on the deal. Realistic rent, real expenses, and what the return looks like if things do not go perfectly.
- Structure the entity. The basics of LLCs and asset protection, with introductions to formation providers. Your attorney makes the legal call.
- Acquire the property. Coaching through the offer, the contract and the closing, from the first offer to the day you get the keys.
- Accelerate depreciation. How a cost segregation study can move a meaningful share of the building's deduction into Year 1, if you qualify; your CPA decides what applies to your return.
- Review loss eligibility and records. Whether real estate professional status or short-term rental participation is even open to you, and the records each one needs. Only if you qualify; your CPA decides.
- Adjust your withholding. The difference can show up in your paycheck rather than only at year-end, if you qualify; your CPA decides.
- Reinvest and repeat. What you keep from one property can help fund the next, if you qualify; your CPA decides.
